Monthly Retainer

A monthly retainer of $400 will include the following:

• Creation of a property check list 
• Routine property inspections
• Coordination of services
• On call availability for emergencies
• On call availability for tenants
• Mail forwarding/package collection
• Coordination of services to ready your property for occupancy, sale or lease
• Property or owner specific routine tasks.

For Leased Property, include the following:

• Work with realtors to prepare the property for show
• Creation of a house binder 
• Move in or end of lease walk through documentation
• Coordination of repair work or services as needed
• On call for tenant needs 
• Immediate communication with owner as appropriate

Hourly Billing

Sometimes it makes more sense for us to assist for one specific task, or a project.  We bill team leaders at $50/hour with a two hour minimum.  All hourly work is estimated prior to execution. We are flexible to the needs of the client and the tasks at hand. We prefer up to 48 hours notice to be given to prepare to assist.  Of course, exceptions may apply.

Additional Fees

An hourly rate of $75 per hour plus expenses will apply for additional tasks requested after the task check list is completed.  However, after the first month, the list will be reviewed and can be modified according to site or owner specific experience so that the retainer can apply.  All repair and cleaning services are payable by the owner directly to service.  There is no mark up on our part.
